The front of the home with its slate stonework halfway up the front is set apart from the other 5 homes in this small subdivision. We do not have an HOA. The attached two-car garage makes it convenient to access the utility room adjacent to the kitchen area. The master bedroom has a walkin closet and full bathroom on the east side while the other two bedrooms are on the west side with a full bathroom. In the center of the home is the large living room, kitchen and dining area. The cathedral ceiling compliments the area. The home has central AC and two heating systems. A propane furnace and the Edenpure electric heaters(that cut our heating bills in half, thus the furnace is only used as a back-up). Ceiling fans are installed in the living room and the three bedrooms. The complete yard has underground sprinklers on a timer as are the flower beds around the home. The back of the home has a large 12X37' patio that is part of the home and is shaded throughout the day. The rear of the home is very private with a hill behind it so no one else can intrude. Two custom storage sheds with attached tool sheds, pump and riding mower shed complete the east side of the area. An electrical hookup is installed to keep your trailer charged up. You can use you trailer for guests if needed. Half of the two acres is in the back with plenty of room for 1 or 2 horses if desired. Dogs and cats are allowed in the subdivision which has reasonable covenants. We have great neighbors on both sides of us that look out for one another. Delta is situated below the largest flattop mountain in the world called the Grand Mesa(large mountain} with its 100 plus lakes. The pleasant weather is aided by the prevailing wind currents from this mountain. This area is referred to as the high desert. We live at about 5000' elevation. The low humidity is a pleasure. While you will get some snow in the winter it doesn't last long and is beautiful to behold. Our closest ski resort, called Powderhorn, is about 50 miles away. Also within 200 miles are located the famous Aspen, Vail & Telluride ski resorts. Fishing is enjoyed up on the Grand Mesa and various other areas not far away. Lake Powell is a half-days drive and has about 2000 miles of shoreline. This part of the state is referred to as the West Slope, west of the Continental Divide, while Denver and the other cities are located on the East Slope. The schools have been replaced by new ones and there is a Vo-Tech here as well. A new hospital was built a few years ago. Grand Junction is the largest City on the West Slope about one hour drive west.
