Cross fenced into 8 to 9 pastures with running water in every pasture. 80 acre wheat field that can be split into 2 pastures when necessary. The remaining 80 acres (all with midland 99 bermuda grass) consists of a 40 acre, 20 acre, 10 acres by house, barn and kennel, and 4 2.5 acre traps. Every pasture has a trough with fresh well water. There are 4 ponds on the place also. There is a small house that is habitable (it is not real nice and might need a little, but i lived in it less than 2 years ago), water well and electric rural water within 1/2 mile. All new fence around perimeter with new cross fencing also. The barn has water and electricity. There is also a new dog kennel with 6 runs that can easily hold up to 12 dogs.
Bermuda Grass and Wheat field can run up to 150 yearlings or 60 plus cows annualy and produce hay for them. If you just bale hay you can bale over 700 large round bales annually. All pastures are adequately fertilized and weed srayed according to recommendations from soil analysis. If a person lived on the place, they could make the land payment from the production of livestock or hay. We have done it since we bought it.
I mived home about 2 years ago and started fixing up this place, planned to build a home here, and then my career moved me about 2 hours east of this place. I have tried to hold onto it, but with my family and work schedule it is too much work. I attempted to visit on the weekend, but simply am not here enough to jusitfy having it. I think it is an ideal place for someone that wants a really nice piece of land and then wants to design their own improvements and build. |
