Do you like the idea of living in a turn of the century home, but insist on central air? Old houses have tons of character that is sorely missing in the newer ones and this is what drew usxa0here7 years ago. The original two rooms have 9 1/2 ft ceilings, the "crawl space" is really an old cellar (including the steps where they used to come out) and one of the flower beds is lined with antique bricks that we unearthed when we had the shed put in. It's been a blast making these discoveries, and I'm sure that there are more to be made.

In the master bedroom, wexa0built in a book shelf around where the chimney used to be; the stove was removed before we moved in and this was a great use of space. The bookshelf isn't ornate, but is VERY sturdy (I must have 1000 books on it). We've added lots shelves and cabinets for added storage.

We've put in hard wood floors in the master BR, kitchen and hallway, and some of that really pretty (and durable) flooring that they sell at Home Depot in the laundry and bath.

If you like gardening or are a wanna be like me, we can vouch for the soil! We've have awesome gardens the two years we've tried, and for you we leave 20 strawberry plants, and one each blueberry, blackberry and grape plants. There are also a lilac bush, irises,a Bradford Pear, some oak trees, etc. The trees are young-but that just means it will be a couple of years before they need maintenance!

I want to be upfront about it's only flaw--the newer end of the home is concrete slab and maybe 7 days a year the drain pipe freezes making laundry more interesting. There is no danger of pipes bursting. We have devised a rather red necked method around this, which I can teach you, but we've dropped the price from 93000 to offset this. Our plan is to fix this in January, when the pipe freezes, and we will change the price then. Should you choose to buy prior to that, the choice is yours. We can sell as is now, or at 93000 with the drain repaired.This house is a good buy; we had it appraised before we did any improvements and we are asking less now than itxa0appraised for.

You will have AWESOME neighbors. Not every home can boast that. This house is on the smallish side, but it's bigger from the inside. Come see for yourself! It's only a 2 BR, but it would be easy enough to turn it into a 3 BR--we just preferred the big rooms. Our only reason for moving is that our family is growing and we would like some acreage.

Taxes are a LOT cheaper in Lincoln County than in St. Charles County. We are only about 10 minutes from Wentzville and about 3 minutes from Troy.
