Huge old house for sale in Harvey. This historic property was once the original hospital in town in 1914, and has served as a rooming house/apartment building since. It currently is set up as a 4 plex, with 2 large 2 bedroom apartments and 2 small 1 bedroom apartments. The building is currently heated with an old propane furnace which is not efficient at all. An idea would be to either replace this unit or equip each apartment with electric heating units. They would all be easily heated with electric heat storage units. If you do plan on going the way of the electric heat then you should have the buildings wiring updated. There has been no problems with the electrical, but here again, old building. At the current time the building is running about $5000 a year to heat, but with a new furnace that would drop. The windows in the building have only been replaced at the front of the building on the first floor. Some more efficient windows would bring down the heat costs and also keep the cooling costs cheaper as well. The way it is some of the old windows don't open properly anymore. With the above mentioned renovations you might be looking at something like $25,000 into the property so we have dropped our original listing price from $30,000 to half. The huge yard alone would make it worth that. If you wanted a garden or a play area for yourself you would have plenty of room for both. The building is located only two blocks from the elementary school, three blocks from the grocery store, one block from the hospital and only four blocks from main street. It is also only two blocks from a very nice walking trail and play ground. The Sheyenne River runs through Harvey and is also only about 3 blocks away.Harvey is an excellent area for hunting and fishing with miles of wide open space as well as the fact that we are in the National Flyway. Harvey is also close to Lone Tree Wildlife Management area so you could also advertise for summer bookings for birdwatchers. We had also contemplated using the building for hunters and for one year did, having no problem getting bookings. Hunting season in the area starts in October and runs through November.People are very friendly and crime is very low. Annual taxes on the property are $1000 a year. If you are ready to leave the pressures and congestion of the big city or just want an investment or hunting lodge-this could be a dream come true.
