Very nice, wheel chair accessible, newly remodeled 2 bedroom, 1 bath cottage with a wood burning fireplace.     Currently hooked up is a "Woodstock Soapstone Stove" with ceramic logs, looks like a wood burning stove. Water heater is gas. A 500 gallon propane tank is currently filled with 300 gallons of fuel; belongs to the property, so you won't have to worry about renting a tank; (the propane tank itself is a $500.00 value).     There is no air conditioning in the house, however it is very well insulated and there are new ceiling fans throughout. The house was originally built for economy.    There is white vinyl siding on the outside in good condition, may need a little clean up on the back with bleach. New countertop with Jenair stove-top drop in, needs to have hose for down vent installed. Large side by side refrigerator-freezer with ice-maker, has new compressor. Washer and dryer-(large capacity) sits in pantry; has newly built pine; unpainted shelving. All new fixtures in kitchen and bathroom, so you can put a pot in the sink, no low spigots here. Spacious living room open to kitchen, with half wall/bar in between. Sliding glass doors off living room to small deck, overlooking front yard and drive. Small mud room at entrance.      Property currently shares a well with a neighbor, electric runs off my house for the well, (agreement is in place). The well itself is owned by my property and gives her rights only for the next 14 years. There is a separate breaker box on the outside of the house for the well and a one inside for the house.   There are 4 buildings that go with the property, (1) tool shed-metal building, has its own electric and breaker box, which also has breakers for  (2) the sauna. The sauna has fan and lights also. The sauna is completely cedar and is metal lined on the top and sides to keep the heat in, with a wood burning heat source, which heats the water compartment. Half of the sauna can be used for storage or you could put a whirlpool in the other side if you chose to do so. The sauna roof needs to be replaced. The building itself is sound.  (3) There is a small playhouse that was made into a chicken house with nesting boxes, but no chicken yard.  (4) The pole barn has a new 14' x 6' chicken house built into it, with a lockable entrance and its own chicken yard on the outside. There is a very solid grain box for storage sitting inside the pole barn also. All it needs now is an outside barn door and it will be complete.    This could be a great place to live or be used as a vacation retreat. Most of the 5 acres is wooded, and partially fenced, with much wild life around the area. Beautiful sky view at night and the spring and fall is wonderful, winters give it that wooded snowy view, when it does snow. The county road graders will grade your road, when necessary and asked to do so....   Willing to negotiate on the asking price, if cash sale on house and/or if your own financing is done... All closing costs would be yours though... I will not owner finance..... if you can not buy it cash or have your own financing in an "as is" condition, then please don't ask... Thank you....   ****I have been in an on going dispute with the neighbor of my property for about three years, July of 2005 is when she started encroaching onto my property and then telling me where my line was; so I had the property surveyed in September of 2005. Due to her lack of interest; I fenced the property in April 2006 and she put a civil suit against me. I am currently still fighting this civil suit and have a second attorney. The first attorney was "bought off or incompetent"
      ****I am informing any potential buyers of my experiences with this neighbor, because I want you to be aware, even if this stops me from having a sale of the property. I am a widow and the lady previous to me was a widow. She preys on widows, retired and anyone who is nice to her is percieved to be weak and therefore prey.  If I had had a man living with me or someone of authority, she would have not harassed me, but I am neither. ** This woman has had her way, since she was 17 and she is now about 46. Due to threats on my life by her and her boyfriend-I no longer live on the property since April of 2006. The county sheriff has allowed her to steal lumber, fencing, rewire my well and cut me off from my water and they do nothing. I have not only been threatened, but acquaintances of mine have been threatened and they have told me to "leave the country". I never go on the property without a witness; both for my protection and because she constantly calls the police and tells them I am causing a problem. I also now carry a concealed weapon permit. ***** Anyone buying this property needs to know that while I can rewire my well and resume the water to my property; as it is my well. The civil suit is not yet settled, the final court appearances were completed in August of 2007; at that time it had already been decided that the well is mine, although the police will not back me in rewiring my well..... The neighbor tries to physically fight me and tries to provoke a fight when I have tried to rewire my well.....  The judge in the case was in August of 2007 was supposed to be checking some other cases to help him make a decision, although I have been told I should win... to date, this judge will not make a decision on 80 feet of my property that my neighbor is basically trying to steal by way of "adverse possession"... Even my attorney does not understand why the judge will not make a decision and says that it is highly irregular for this to happen....
 Even so, should I win, this woman is not going to accept defeat. You will need to be a strong, defiant, determined individual; that will not take anything off of anyone. A man, young to middle aged couple, or military or law enforcement individual would probably do well with this woman. But be aware; she has game and she likes to play.    Sleeping with the enemy is no big deal to her, literally. ****Are you up for a challenge, determined to win the fight, and ready for the propaganda? She has this naive, sweet, poor me, southern disposition and it has worked for her for many years. Shes been practicing since she was 17, and she is now 47. Think about it..... I hope that you have the heart to want a property and still be able to stay in the fight.    ** I am tired and my retirement is tied up in this house; but I won't quit, so I hope that justice is on my side with this civil suit and that it puts an end to her injustice to me.   *** I know this sounds ignorant to have informed you of difficulties with this property, but disclosure is everything, without it you could sue me for not informing you of these problems. I have always been an honest individual and do not care to have someone else walking into this blind. This way you know what you are dealing with, whether I win the civil suit or not. I need for my own conscience to let you know where you stand, who you are dealing with, and hopefully I might still end up with a buyer in the end. Thank you for your indulgence. Tina Reynolds |
