Needless to say theres another wasted day and you quickly learn that you get what you pay for. Well, we dont appreciate our time wasted like that either. So here are the details on this 20 acre lot that we have just put up for sale. With what you are about to hear we are confident that if you are In the know this 20 acre piece of land wont last long. Just Look at these pictures! We would also like you to be aware of the fact that we have viewed, bought, and sold property in the Lake Roosevelt Ranch area and we know what we are talking about. For $120,000 here's what you'll get!You will be looking at a treed 20+/- acre piece of land which isnt far off of a paved road. It is situated behind a locked gate. Behind this locked gate are 4 other largeparcels sharing a main entrance road. Very private! Of the four sides of your property: One side borders state land (no neighbors). One side is your entrance road borders 80 acres across that road (one neighbor). One side borders a 20 acre piece (one neighbor). One side borders another 20 acres (one neighbor). So, you would have a total of three immediate part time family's properties touching three sides of your borders with State land running along the remaining side. Not too shabby being surrounded with a total of120 privately owned acres and boo coo state land!! Electricity is not two or more miles away. I do get reception and use my Verizon cell phone there. The nearby State water well reports have depth of completed well levels of 160, 146 1/2, and120 feet with 25, 30+, and 30 gallons per minute respectfully. I was told by a well drilling company that a typical house runs between 10 and 15 gallons per minute and those depths are around average if not shallow. Take your pick on nearby boat launches on Lake Roosevelt - Lincoln or Seven Bays. Both are close by. The Lincoln boat launch is 8 easy miles from the property gate. We have never bothered to go to the Seven Bays boat launch but yahoo map says 12 road miles. These 20 acres not only have trees as mentioned but they have basalt formations scattered throughout. This land has something that is missing in other parcels and that is the land has character and privacy. We have been approached by timber companies to pay us for the timber rights to selectively thin the property out. Another bonus if you might decide to pursue that option.Well, there you have it.
