This property has three buildings on it. The main house, (a modular unit), is described above. It has lots of windows with views of the Tetons, and a large deck on the South side, facing Munger Mountain. The guest house ( converted barn ) has two bedrooms, one bath, a kitchen/dining area, laundry room, living area, and ample storage with 1588 square feet total. The garage is 2100 square feet with a heated concrete floor ( 4 separate zones ) which runs off an oil fired burner. (This system is also plumbed into the guest house so that it can be heated with either baseboard heaters or by the oil furnace ). The garage has 3 10x10 doors, one entry door and a small office. The property is fully irrigated with an underground system and time clock. The system is fed from a separate well with a 5 horsepower pump which produces 100 gpm. Another domestic well supplies the main house and the guest house. The Seller would prefer to finance this property. The parameters would be something like this: $300,000 down, with the balance financed for between two to five years. The monthly payments would be based on a 5-30 year amortization schedule. Obviously, anything more than a five year schedule would have a balloon payment at the end, which could be renegotiated or paid off in full. The interest rate would be based on the 30 year Jumbo rate at the time of signing the agreement. There would be no fees except that if there is a realty transfer fee at the end, Buyer and Seller would split it. The buildings all need some work. The garage and guest house are currently rented for $1,000 each, on a monthly basis. The main house was leased until September, 2007.
