Location: 145 North Cherokee Ford Rd., Blacksburg, SC 29702
Cherokee County. 2.5 miles from I-85, exit 102 and 700 feet off SC Route 5.
45 min. from Charlotte, NC and 35 min. from Spartanburg, SC.
Land: 5-acre (+/-) tract previously graded for development. 2+ acres currently finish graded, paved with crushed stone and enclosed by 6 chain link fence with 28 double leaf gate allowing easy truck access. Building: Completed in March 2007; 40 X 80 MESCO pre-engineered, insulated steel building incorporating straight column design with 20 clear height inside and concrete block walls to a height of 8. There are two 36” pass doors and one 14 X 14 manual roll-up steel curtain. A 15 X 19-6” mezzanine has been constructed of structural panel support walls and designed to carry a 150# per sq. ft. live load. A half bath has been installed beneath the mezzanine and piping has been stubbed up for an optional bathroom on the mezzanine itself. An additional support wall system is constructed adjacent to the mezzanine in preparation for future expansion. There is also an air-conditioned office/break room beneath the mezzanine.
Foundation: The foundation consists of a monolithically poured 6” reinforced concrete floor and footing system. Reinforcing rod is spaced 12” on center in both directions. Two 2” conduit systems have been provided below grade for future electrical upgrades.
Well/Septic: The 6” water well, drilled in Nov. 2006 is 220 deep, furnishes 15-18 GPM. and utilizes a 4” submersible pump. The septic system consists of a 1,000-gallon septic tank and a three run leaching field comprising 240 linear feet. This system was designed and approved by Cherokee County.
Electrical: Electrical power is provided by Broad River Electric Co-Op. Present underground service is three phase, 240 volt, 225 amps. 480 volt power is available if desired.
Zoning: Current zoning is industrial/warehouse. Since the location of the property is outside of incorporated Blacksburg it is also, at this time, considered open zoning according to local authorities.
Remarks: In view of the aggregate land mass, there is ample room for expansion/development, secure outside storage of equipment or material as well as construction of a substantial dwelling or office. Typically, weather in upstate SC consists of mild winters with little or no snow and moderate summers. The soon to be completed route 5 widening project will provide a four lane highway connecting I-77 and I-85 running within 700 feet of this property. Future county plans include the availability of municipal water and sewer service.
